Mt. Juliet broke ground on the Golden Bear Place development on Tuesday morning.
Oldacre McDonald Partner Mark McDonald called the site a complicated piece of property and shared that the site plan included a roundabout, an In-n-Out, a Hyatt Hotel and a 320-unit apartment complex with 15,000 square feet of integrated retail.
鈥淲e鈥檒l include a restaurant with a rooftop seating area,鈥 McDonald said.
鈥淭o the right, is going to be a 50,000-square-foot bowling alley and music venue. It鈥檚 going to be an unbelievable opportunity.鈥
To the right of the bowling alley will be a 100,000-foot, multi-story self-storage facility. Behind that, there will be 140 townhomes.
鈥淭his is a big project,鈥 McDonald said. 鈥淚n completion, it鈥檚 going to have a value of over $350 million.鈥
When Oldacre McDonald first bought the property, McDonald said that the intention was to build a warehouse and industrial development. The current site plan was a revisioning of past plans.
鈥淲e thought that this property deserved to be much more than what it was planned to be,鈥 McDonald said.
Mayor James Maness said that he believes the project will change the direction of the interchange for the city.
鈥(It will) send us on a totally different path than the path that we were set to go on down here and I really think raise the bar and raise the level of expectations that we have as a city for this area,鈥 Maness said.
McDonald expects a fairly quick completion timeline of three to four years.
鈥淚t鈥檚 going to be very quick and it鈥檚 going to precipitate a lot of great development around it,鈥 McDonald said.
Developer Kenny Powers with Commercial Realty Service was also involved in the project. He described the vision for Golden Bear Place as being special with a large mixed-use component.
鈥淚 live here in the city,鈥 Powers said. 鈥淚 work here in the city, and I play a little bit here in the city. It is truly a live, work and play environment here at Golden Bear is what we鈥檙e envisioning.鈥
Over the last 31 years, Oldacre McDonald has completed over 600 projects in 300 cities, with work done in 29 states.
